ABOUT THE FIRM

HJA Design Studio is led by a team of seasoned Landscape Architects and Planners who have an in-depth understanding of the multi-phased process required for the design, entitlements and construction of complex projects. We see each project as an opportunity to provide our clients with thoughtful, creative and efficient solutions. Whether it involves large-scale community master planning, site planning of individual projects, urban design or public parks, our goal is to improve the quality of the physical environment.

While the firm's focus is on the design of spaces, both in urban settings and integrated into natural systems, our work is regularly intertwined with other design disciplines. Our Landscape Architects and Planners work alongside engineers, architects, environmental scientists, and land use attorneys to build cohesive, efficient and effective teams that add value to every project. Frequently public outreach is a key part of our project approach since changes to the natural or built environment often engender community concern. OUR PROCESS

Kick-Off – Client Focused

This kick-off includes an honest discussion about the challenges that a project can face and how they should be planned for. Fully understanding the client’s goals begins with listening and asking the right questions to get to a place that both the client and the team understands where we all need to go.

Project Analysis

Fully understanding the context of a site and/ or a study area is essential in the initial stages of project planning and is part of every project we undertake. After meeting with the client we conduct a thorough site analysis which includes the site itself, surrounding properties, applicable land use and development codes and programing issues. We collaborate with our client and the consultant team to fully understand programmatic elements and project objectives.

Preliminary & Design Development

Working with the client’s preliminary program and the site analysis, HJA begins the planning and design process by conceptualizing the development program through quick- sketch alternatives. These alternatives allow the client and the consultant team to understand the opportunities and constraints presented by each site plan. This is a collaborative process that includes ongoing client/ team workshops and meetings with local staff that promote creativity but also ensure that key issues are addressed in this early planning and not during permitting or construction.

Community Outreach

A key issue for many projects is the perception and response to proposed projects from surrounding neighbors, interested community groups and elected officials. The HJA team has a proven track record of managing the outreach process and working effectively with those groups to address community questions and concerns. When done correctly, this process can produce a positive outcome for the community and our clients.

Entitlements

HJA has a reputation on the Treasure Coast for achieving complex land use, zoning and site plan approvals for both the private and public sectors. Our approach to the entitlement process is based on a high level of communication with both the consultant team and the local government throughout the planning and approval process. We provide our clients with an honest assessment of a project’s obstacles and key regulatory issues and take a proactive approach to achieving our client’s objectives. The entitlement process in South Florida is more complicated and time consuming than ever and realistic critical- path scheduling is always an important part of any project. Identifying key issues that need to be fully understood and resolved in the early stages of the project planning helps ensure schedules can be met with minimal amount of disruption later in the project design, permitting and construction stages.
